Value Engineering (VE) is a method used to improve the “value” of goods and services –
improving the ratio of function to cost for a particular product or system. In the construction
business, it is essentially the process in which bidders propose alternate, more economical
materials / systems for a portion of the building, while still satisfying the specifications of
the architect. It is certainly wise to minimize the cost of a project if it is possible to use
acceptable, comparable, less-expensive products. However, the R. Messner team also
encourages churches to be cautious. Many times, value engineering will take place in
areas where it shouldn't. R. Messner will help your church understand this process. We
will review/verify VE proposals for quality and code compatibility and we will help
make sure that subcontractor’s proposals remain within the intended scope of the project.
In addition, under our Construction Management process, the church will see the actual
values submitted by subcontractors in a value engineering proposal and the church will
realize the full savings of a VE proposal.
