Our team offers extensive construction field experience - a unique asset for the design
process. At R. Messner, we have developed a Construction Management (CM) program
that has proven to be the most economical, non-adversarial way to build. Our construction
team understands the intricacies of coordinating all aspects of a church project, and we
know how to work hand-in-hand with pastors and building committees. Most importantly,
our team works closely with each church, helping to ensure that the project becomes a
lasting testimony to local subcontractors and the community. A general overview of the
RMC Construction Management services includes:
-
On-site construction superintendent to manage day-to-day activity
-
Project manager to coordinate the project and work with church representatives
-
Construction management accounting – retainage management
-
Compilation of bids/proposals from subcontractors
-
Generation of subcontract agreements
-
Daily coordination and management of all project-related subcontractors and suppliers
The R. Messner Construction Management process is one of the most economical ways to
build a building, and under our CM scenario, the church will directly benefit and realize
the full value of applicable Value Engineering savings. In addition, 1) there are no GC
change orders under the CM process for a change or substitution, 2) the church has
increased flexibility in the overall construction process, and 3) Construction Management
accounting is “open book” (church sees all bids, proposals, etc.).
